I am a newly retired bachelors educated RN who has owned and lived in Cypress Bend for the past 40 years. My professional experience was not only in patient care, but also in the business of healthcare, and in healthcare fraud. My professional background enables me to collaborate well with people during stressful times, to understand and maintain balance sheets, and to identify potential fraud and abuse.
I have decided to run for the board because I now have undivided time to give to our community, and because I am committed to ensuring our monies are spent wisely, and our vendors perform as expected.
Importantly, as you vet candidates for the board, I have no professional or familial relationship with any of the other board candidates, I own just one unit, which I live in full time, hence I have no conflicts of interest for sitting on the board, or any agenda beyond investing appropriately in the long-term preservation of this community, which I envision will remain primarily an owner-occupied community.

My personal list of achievements as President;
1) I Initiated a new laundry facility system which took the laundry machine repair line item out of the budget. It actually added good sustainable income!!! The laundry company painted all of our laundry rooms and I had our maintenance men put down new linoleum floors. Full support of the BOD.
2) I brought on a new Insurance company rep, Assured Partners with insurance geek Ben Meyers guiding us and educating our community at board meetings. For 3 years he and I worked on changing the renewal period and finally got it done this year as I formulated a committee to hammer out our final plan. We will now be officially renewing out of the hurricane season. Ben has also worked very hard on helping us be more creative to capture approximately 260K (I will get the exact figures) saved on insurance premiums which we used to help fund our reserves in the last 2 years. He literally goes the extra mile and he is in regular communications with me personally. This year we also received substantially more coverage for 60K less in premiums. (I will get the actual coverage figures). Majority support of the BOD.
3) I initiated the hiring of a project manager for the 50-year milestone project (we interviewed 3 good companies). When I realistically began to understand that the management and the board were not equipped to handle a comprehensive FL State mandated concrete structural restoration project, in essence, our 50-year milestone in its entirety, it became obvious to seek a professional owner rep. I became extremely alarmed when a 27 million proposal was put forth by our original engineer with no contractual bids! In short summary, ACMG backed us out of this Hillman Engineering company contract with no lawsuits or penalties and even got existing violation monies removed from the city which is unheard of. FULL WISDOM SUPPORT OF THE BOARD.
4) We now have a well-oiled dream team in place which includes, owner rep/project manager, engineer and contractor, all reputable and affordable for our modest community. All discussions, interviews, bids and contracts were carried out transparently in board meetings in full view. It is hard to be transparent to people who don't show up to meetings or read our approved minutes posted on our website.
We are complying fully with state legislation guidelines and we are actually ahead of hundreds of SE Florida condo communities facing the same challenges. I have attended bi-weekly construction meetings since the onset of the project. These meetings include, KW manager Rafael, myself, our owner rep ACMG, Paradigm Construction Group and Maestra Engineering. The communication and bi weekly updates and coordination with all 3 groups is impressive and reassuring. Our board asked management to distribute update reports to the community on progress AND all other community maintenance updates as well, which has been well received. Folks feel in the know and that is exactly what we stand for and care about.
5) I spearheaded financing and attended all meetings with management and worked closely and diligently through the whole process by putting together a finance committee which included myself to interview several banks and credit line/loan options. We found an excellent partnership with City National Bank and aggressively proceeded to lock in a credit line/loan in readiness to fund our impending project as interest rates were going up. When the assessment was announced, unfortunately we had a small fumble with poor attorney advice when we asked for recouping assessments in 4 years versus 18. This was only to save interest and we did not realize a large portion of the community needed the full 18 years or were unable to secure their own reasonable loans. It was also part of bank terms owners had the right to take advantage of. Within 24 hours or less a letter written by myself apologizing to the community on behalf of the board immediately adjusted the payback accordingly. I will send Dave the letter so he can put it on our website if necessary.
6) Wayne, Annette and I have worked hard to find a good cleaning company through trial and error. I resourced/networked with other management companies and got an excellent recommendation which is in place now and fits our budget.
7) I stop in the office 3 to 5 times a week to check on projects, vendors and issues that come up daily.
8) I look over every single bill that comes in through the Nexus payment system and ask questions and make sure bills are correct and paid on time. When I started as President 3 years ago, I found over $4000 in late fees we had been paying because of poor oversight. I asked politely for KW to reimburse us as it was not our poor oversight, it was the KW elongated billing uploads. They obliged and paid the late fees.
9) On day one of my Presidency, Tennille, our manager of 5 years quit knowing she would be truly accountable finally. After a few manager fumbles we found Rafael who cares about our community and spends countless hours listening and educating our community. Rafael is here for all of us and wants our community to be the best it can be. He is very knowledgeable and follows the FL State Statutes with care and diligence. Rafael also watches our budget and unit owner accounts while closely assisting with all issues as quickly as he can.
After a few fumbles with inadequate admins, I found an excellent qualified admin who actually lives right here in CB 1 with her husband and deeply cares about our community. Have you met Priscilla??!! She is awesome!
10) I found an excellent attorney, Carlos Martin who specializes in condo law who worked for a large firm for 10 years and now has his own firm and is affordable and extremely knowledgeable.
11) I implemented the electronic voting that is safe and promotes more unit owner participation and we had a record 173 opt in voters within 2 weeks or less. I also initiated using an election monitor with full support from our board that is also in place.
12) KW manager Rafael, Wayne, Annette and myself have been working very hard on fine tuning our maintenance staff and obligations. More work in that department shall continue.
13) I live here full time and I am here for emergencies, like when a naughty tenant pulls fire alarms in 3 clusters at 1:00 in the morning. Ughhhh!
CB 1 neighbors never hesitate texting me or calling me and they always get my support with all issues and their concerns here in CB 1.
This is a summary of some of the bigger stuff, the little things I do every day are countless. I hate tooting my own horn. I prefer working hard quietly behind the scenes, however the horrible rumors and misinformation about our current board is prompting me to be more vocal with our achievements.

I have been a proud resident of Cypress Bend Condo 1 for 22 years. Over the past two decades, I have had the privilege of watching this community grow into a beautiful, welcoming place-to call- home. Cypress Bend is more than just where I- live, it is where I've built memories, relationships, and a life. I am passionate about preserving its residential character and ensuring it remains a safe and thriving environment for all who live here.
I am seeking a position on the board of Cypress Bend Condo 1 because I believe in maintaining our community as a peaceful residential haven. Protecting its residential status ensures the-stability, safety, and quality of life-that drew many of us herein the first place.
I am particularly committed to seeing the current structural reconstruction project through to completion. This project is essential to the safety and security of our community, and I would work diligently to ensure it is completed in a timely and effective manner. I also want to-help further beautify and enhance Cypress Bend, working alongside neighbors to keep it a vibrant and desirable place to live.
In addition to my passion for our community, my personal and professional experiences have prepared me to contribute effectively to the board. I am a full-time manager of a busy salon, where-I- oversee-daily operations, manage a team, and ensure both staff and clients are supported. My role requires organization, problem-solving, and strong communication skills, all of which are essential for board leadership. I have also attended leadership college, where I gained valuable insights into teamwork, decision-making, and goal-setting. As a mom of two, I have developed patience, empathy, and the ability to navigate challenges with grace which are all- qualities- I, will- bring to the board as-we address-both opportunities and issues facing Cypress Bend.
My 22 years in this community give me a unique perspective on its needs and potential. I would be honored to serve on the board, bringing my experience, dedication, and collaborative spirit to-the role. Together, we can ensure Cypress- Bend remains-a safe, beautiful, and welcoming residential community for years to come.
Ted Jagusztyn: Experienced board member with master's degree in business administration
I am asking for your support as a member on the 2025 Board of our Association of 379-unit owners. I have been an owner in good standing in Condo I since 2003, having served previously on the CB I Board of Directors, until my job relocated me overseas. I am presently a member of the CB I Board of Directors since March of 2024. My wife Judy and I own and manage two units in Condo I. My motivation for continued Board of Directors membership is to actively participate in the decision making of the upcoming period of unprecedented investment.
Regarding my academic background, I graduated in 1973 from Clarkson College of Technology (now Clarkson University) with a BS degree in Industrial Management where I learned the technical tools and practices for effective problem solving. In 2001, I graduated from the University of Miami with an international master’s degree in business administration. A professor there taught me that “the law is the minimum standard for ethics”. I strive to maintain this higher standard of ethics in decision making.
Professionally, I have a career spanning 50 years in the air conditioning industry, 37 years with Carrier Corporation, retiring at the end of 2019.
In 2024 I completed a course for certification of Condominium board members. As one of the 9 directors of the Cypress Bend Condo I 2024 board of directors, I have accomplished the following:
· Meet personally and learned from the professionals that serve our Association namely:
o KW Property Management team decision makers.
o The CB I insurance agent Ben Meyers.
o The people involved with our RESTORATION Special Assessment project.
· Dutifully attended the meetings of the board of directors and actively participated in discussions and decisions.
· Actively worked with our insurance agent and property manager to obtain a reasonable premium rate while getting an extended period adjustment so that we can negotiate future insurance rates competitively.
· Early advocate and voted for online electronic Board Member elections and initiated the suggestion to have the State of Florida local Office of the Condominium Ombudsman monitor our Board of Directors elections.
· Supported the Board’s replacement of the 2023-24 CB I Attorney whose October 2023 Letter containing errant legal advice that was at least partially responsible (in my opinion) for the 2023 CB I Board’s initial 31 January 2024 proposal to have the Owners pay back the $15 million Concrete Restoration in four years (instead of 18 years which was later approved).
I will do my best to keep our community a place where we can manage the cost of living, while improving, and to the extent possible mitigating the financial burden of the RESTORATION SA project, including but not limited to avoiding potential but nevertheless REAL retroactive fines of $1900 per day.

I feel our current board of directors are doing an awesome job with the many projects happening in Cypress Bend Condominium Association I during this past year and would like to assist in having the 40/50-year restoration project completed. I have lived most of my adult life as an owner in Cypress Bend purchasing my condo at the age of 24. This community means a lot to me, and I want to once again give back where I am able.
In the late 90s I joined the board for several years and served in the offices of Vice President and President as well as Treasurer on the Protective Board of Directors and have knowledge of the Florida Statutes as well as our Documents and Rules by which we live. After several years my family and career took a lot of my attention, so I stepped down from the Board so that others with the time needed to adequately serve could step up and have the opportunity.
Background: I have been in the financial market for my entire career starting as a bank teller and working my way into Trust Administrative work in the late 80s. I have an extensive background of financial and estate planning which I believe easily can be converted to helping secure a solid financial future for the assets of Cypress Bend Condominium 1 as I would bring significant financial and budget management to the board in order to help secure our maintenance fees are adequate to cover our expenses without being overly priced or creating the need for special assessments.
I respectfully request your consideration in voting for me to serve our community during the next fiscal year and would promise to do my best in making decisions for our community to reflect what the majority may want rather than my own personal agenda.

I bought my apartment at Cypress Bend Condo 1 in October 2024 and moved here soon after. I enjoy living in our lovely community and use the walking trails and other amenities as often as possible.
Until recently I worked in Financial Services, but retired in November 2024. I have an analytical and problem-solving mindset and consider short and long-term consequences of proposed actions. I try to exercise active listening and interpersonal skills.

Cypress Bend Condo 1 is home to hundreds of individuals and my objective in board service is to balance the expectations of our residents with available resources. This includes ensuring that ongoing projects are properly managed and that we have sufficient funds on-hand to provide for professional-level maintenance and building operations. I intend to communicate openly with all co-owners and residents and welcome all suggestions for resolution.

· I relocated to South Florida in March 1985. I moved into Cypress Bend Condo I July 2003 with my two sons. I love my home here in Cypress Bend, and still enjoy driving into the Cypress Bend community for these last 21.5 years. We have a beautiful landscape.
· My career background in South Florida has mainly been working with post-secondary schools with government financial aid, 27+ years of experience as Financial Aid manager. I also assisted the office manager for a road construction firm for 5 years.
· I joined the Cypress Bend Condo I board in March 2022 as secretary, and continue to support our wonderful community.
· I assist Wendy Elder, Wayne Behnken and the management office with any projects or areas needed. Examples are; reviewing accounts payable, assisting the management office if and when the office needs additional support in administration, etc.
· I received my CAM license in November 2022 and trained under the Cypress Bend Protective property manager in June 2023-December 2023. January 1, 2024 I became the Cypress Bend Protective property manager part-time.
· I have learned QuickBooks for Protective accounts payable, I have created reports for our vendors, annual permits, historic reserve repairs, etc.
